Located within a Site of Special Scientific Interest, in the UK’s only residential spa and nature reserve, this contemporary property is nestled within 550 acres of abundant wildlife and unspoilt countryside. Set within the private Lower Mill Estate (LME) in the Cotswolds Water Park, visitors have access to the estate’s Artspa complex, with its 3 swimming pools, sauna/steam and spa treatment rooms.

Lower Mill Estate offers various activities and facilities include boating, canoeing, nature trails, hard tennis courts, 5 aside football pitch, cycle tracks, children’s play area, soft play along with the Balihoo restaurant and pizza shack and organic farm shop - all on site. Historic Cirencester (5 miles) and local character gastro pubs can be found within ½ mile. There is onsite canoe, bike and watersports equipment hire via the Activity Hub at LME.

Indian Summer is a contemporary architect-designed self-catering detached holiday home, that overlooks Howells Mere and is equipped to the highest standard.

Indian Summer is one of the few smaller houses and has 3 bedrooms and 3 bathrooms and sleeps 6 people in comfort. It is perfect for couples or a smaller family or group.

The beautiful and tranquil setting provides a luxurious backdrop for the myriad of leisure activities available, both active and passive, a perfect hideaway from the stresses of life.
Indian Summer : The Accommodation
Indian Summer (16 Howells Mere), is a luxury lakeside bolthole within Lower Mill Estate, a 450-acre 7 lake nature reserve, set in beautiful Cotswold countryside; at the heart of the Cotswold Water Park.
Indian Summer is a "upside down" house - i.e. the open plan living / dining / kitchen area is on the upper floors, whereas the 2 main bedrooms and 2 bathrooms (1 ensuite) on the ground floor and a cosy den with shower room housed in the loft. All the 3 floors are accessed by one central set of stairs.
It sleeps 6 people, with a double bed in the main bedroom, 2 single beds in the second room and the den in the loft is ideal for two children and has a double futon mattress.
The house is well equipped with stylish furnishing and well equipped kitchen. The house has super fast wifi and smart TV, DVD, and a Wii games console in the den. All duvets, pillows, bed-linen and bathroom towels provided.
The house is child friendly and comes equipped with essential baby equipment. There is one travel cot, along with changing mat, baby monitor, stair gate on outside spiral staircase (not on internal stairs) , toy box with toys, kids books, DVD films, games and colouring pencils.

Ground Floor Bedrooms and Bathrooms

To the right of the front door, the Entry Hall has a under stair storage cupboard for shoes and coats and some space for sports equipment, etc. This also houses the Alarm Keypad, electrical fuse box and TV signal booster box.

To the left of the front door is a large Utility cupboard that houses the central heating boiler and control unit, main hot water cylinder and various cleaning tools.

Two large bedrooms, one with a double bed, and the other with two single beds all luxuriously detailed.

Two bathrooms, one of which is en-suite to the main bedroom. This has a bath and shower and the main bathroom has a power shower.

Both Bedrooms open out (via large sliding glass patio doors onto a wooden decking overlooking Howells Mere lake.

The lower decking has wooden chairs for seating and a spiral staircase with safety gate connecting it to the upper decking. Both decks are child safe as they have glass panelled railed fence all around the decking.

First FLoor: Open Plan Living /Dining / Kitchen

Large open plan living/dining/kitchen area on first floor with impressive vaulted ceiling and floor to ceiling windows with sliding door access onto large decking area with the amazing views over Howells Mere.

The Open plan living area is luxuriously furnished with large L-shaped sofa and 32" Smart TV, a 4 speaker DVD/CD/iPod dock surround sound audio system. A book shelf full of local information booklets, DVDs, toys and games and some interesting books to read whilst you relax.

There is also a Scandinavian wood burning stove for cosy nights by the fire.

The fully fitted kitchen has all mod cons (dishwasher, fridge freezer, microwave, toaster, washer dryer, kettle, twin oven gas cooker) and opens into the Dining area with large oval glass dining table and 6 contemporary chairs.

The Outside Decking areas at the first and ground floors are built out onto the lake and are connected via a spiral staircase and safety gates. There is luxury decking furniture for outside dining and lounging, including gas barbecue and suspended tear drop chair.
Third Floor: Den and Bathroom

The Third floor loft conversion houses a Den space and a small bathroom with a shower cubicle.

The Den space can be used as a third bedroom or as a den for children to play / hang out.

The Den has a large comfortable double futon mattress. The futon mattress also converts into a large 2 seater sofa.

The Den space is equipped with a Wii games console and a large 32" plasma TV.

The Wii console (not Wii U) has 5 controllers and 5 nun chuks, and 2 steering wheels.

The Wii Console has the following Wii Games, Wii Play, Just Dance, Wii New Super Mario Bros, Mario Cart, Wii Party, Mario and Sonic at London 2012, Mario Party 8, Super Mario Galaxy 2, Lego Batman 2, Wii Sport and Sport Resort, Wii Fit and Wii fit Board.

As the Den is situated in the Loft Area, head height is limited in some areas and there is limited storage space.
